Buying a House Here are Some Things to Know... By Ashley Donnelly Buying your first home is an exciting milestone and a great investment! However, it can also be intimidating and stressful trying to make sure youre buying a quality home. Having a realtors experience and guidance can help greatly with this. They will guide you through the process, make sure youre protected and ensure you have enough due-diligence days to get a thorough inspection. An experienced realtor has also seen enough homes to know the red flags to look for before you must pay for an inspection. Buying resale and new construction are two totally different experiences. Here is what to look for and expect with each: Resale Homes: One thing to consider when purchasing a resale home is the age of the major components (HV/AC system, roof, water heater, etc.). The average life span of these items generally ranges from 10-20 years. So, if theyre older but in good, working condition, at least youll be prepared and know to budget for possible replacement in the future. In many cases, the seller will agree to offer a one-year home warranty, which will protect you in your first year if any of these major components give you trouble. A home warranty generally does not exceed $500. In Georgia, it is very important to make sure that the home is termite-free. Usually, the seller will agree to provide a clear-termite letter before closing to make sure there is no activity. A Sellers Property Disclosure usually tells you anything and everything that the owner knows about the home, and what stays with the home after purchase. Make sure you read this closely, and ask any questions you may have. It could be a big disappointment if you think youre getting a refrigerator, and its not there on move-in day. Having an inspection is always recommended. A good inspector will point out any major issues that you might not notice on your own. Many times, negotiations can be made to have the seller make repairs or credit the buyer for work that needs to be done. The good thing about due diligence, as noted earlier, is that you can back out with your earnest money protected if anything turns out to be a deal breaker. When doing the final walkthrough, usually a few days before closing, you will want to make sure no major damage or changes have been done since you last saw the home. You also want to make sure that any repairs that you negotiated have been done correctly. Usually, the buying and listing agents keep one another updated on these issues well before the final walkthrough. Contracts generally state that the home should be broom swept. In other words, the home should not be full of boxes or garbage, and should be clean enough and suitable for move in. Remember, when purchasing a resale, its not always easy to see all the scratches and stains until all the furniture is moved out of the home. Sellers should leave the home the way they would hope to find it, and most of the time, they do. New Construction Homes: New construction is a different ball game, and generally simpler when it comes to the walkthrough. During the final walkthrough, usually a week or so from closing, you will want to make sure everything was completed in accordance to your agreement (colors, finishes, upgrades, etc.). You can look for any scratches, paint touchups, etc. There arent usually too many surprises at this point because most of the time, the buyer has been visiting the home during the construction process. It is the buyers choice whether to have an inspection or not. With new construction, builders are required to have inspections and code requirements checked and met throughout the entire building process. Most builders offer a warranty, and with the system and components being new, there are usually warranties on those as well. Any time you move into a new construction, minor things may come up in the first couple of months you live there. After moving in, buyers should keep a list of anything they notice that might need adjusting, and call their realtor/builder when they have a list of more than just one or two things. Remember, its imperative to make sure you go into this process with a trustworthy builder who honors a warranty. Its important that you are not shy during the walkthrough process. Buying a home is one of the biggest investments you will ever make. Homebuyers deserve a well-built, beautiful home. Artist Profile: Brackin By Brandi Price Upon entering Ed Bs Studio 54, youre immediately intrigued by this non-traditional art gallery. As you look around, youll get a sense of the owners talent and creativity. At a young age, Ed Brackin left Charleston, SC to explore the country. Eventually, he settled in Georgia and opened his thriving art studio, Studio 54. For thirty years, Ed has worked for a fire protection company and has always loved creating, but he became intentionally artistic three years ago. After purchasing and renovating the dilapidated studio property, Ed was eager to learn to weld. Upon learning the craft, he and his daughter began exploring the local scrap yard every Saturday morning, finding treasures to create metal sculptures. Once he completed some of his unique, folksy pieces, Ed decided to enter his first art contest at Hartsfield Jackson Airport, and his piece, Sax Man, took Best of Show. Ed was tickled to death. Channel Two Action News was even present to broadcast his greatest artistic moment.The inspiration for Eds work is both his community and an overactive, highly creative mind. After mastering steel, Ed wanted to do stained glass, so he created a glass room at his studio, which has also been successful. After glass, Ed moved on to pottery and casting, where he molds peoples hands, feet and bodies. Ed is adamant about incorporating the unexpected in his work, as he is tired with the often-overdone themes of nature and landscapes. Ed likes to surprise, and he loves when people are shocked by the pieces throughout his studio gallery. Not only does he generate pieces for Studio 54, but it houses almost twenty local artists, along with his own personal finds. New pieces arrive frequently. On advising artists, Ed says, Just let it fly, man. He believes you limit yourself when you stick solely to what youve been taught. Ed thinks breaking barriers and doing what makes you happy is important. Another key aspect of Eds art is that he doesnt create for mass selling. Ed says, I create what I want to create. If you dont like it, itll go home with me. Although, thats not to say he doesnt love for his art to make people happy. He explained that, I just love doing things for people. I just enjoy it. Its not about money to me. Its just fun. I love to see people happy. I love to see the enjoyment. I love to hear the laughter when theyre coming through here. Ed has found continued success with his work all over the state, selling and making commissioned pieces. His piece, Hula Hoop Girl, can be seen in Woodstocks Elm Street Sculpture Garden. Book Review: Paw Prints On My Soul and The History of Homeless Pet School Clubs By Farris Yawn There are many wonderful dogs, cats, rabbits, guinea pigs, horses, or any other type of pet you can imagine, in desperate need of a forever home. Thats why these two books are important.The History of Homeless Pet School Clubs, by Laura Fritz, tells the story of a well-known veterinarian, Dr. Michael Good, and his search for a way to help the animals he encounters at shelters. Homeless pet clubs teach children about responsible pet ownership and help them get the word out about the great animals available for adoption at local shelters. This book is an excellent way to inspire kids to start their own club!Paw Prints on My Soul, by Deb Gerace, is actually two books in one. The first section is a kid-friendly, photographic journey through Sammys and Babycakes adoption, and their introduction to a new career as therapy dogs. The second half discusses how Deb and her husband, Mike, made the decision to rescue two special-needs dogs and include them in their work with the sick and the elderly.Hopefully, these two books will inspire you to visit your local shelter the next time you are looking for a new family member. If you cant care for a pet full time, you can volunteer to work with the animals that are waiting for their forever home.
Book Review: Jimmy Carter, Elected President with Pocket Change and Peanuts By Annell Gerson I can only say with a degree of confidence that what won the election for Jimmy Carter were the more than 600,000 hands he and Rosalyn shook. So says Dorothy Dot Padgett, author of her new history/memoir, Jimmy Carter: Elected President with Pocket Change and Peanuts.Dot was an integral member of the Carter inner circle, heading up the Peanut Brigade, an army of loyal supporters. In his introduction to the book, Jimmy Carter writes, When I ran for President, she [Dot] organized and led the Peanut Brigade, made up of Georgians who knew me personally and who travelled to other states to campaign on my behalf. From her front seat perspective, Dot chronicles the election with inside stories filled with funny, poignant tidbits. The book begins with an array of campaign photos, literature and letters chronicling the intimacy and passion of the campaign. In her direct, no-nonsense style, Dot reminds us of Carters time at Annapolis, his run for Governor of Georgia and ultimately, the internal workings of his journey to the presidency.Dot shares the passion and camaraderie of the campaign intimates, reminding us of its unique atmosphere and enthusiasm. She mentions his southernism, which often perplexed the status quo, noting, The Secret Service did not always know what to do with us. They had to protect their man, but there was no way to keep the rush of people from surrounding Jimmy as soon as he put his foot on the ground. They finally realized we were just that bunch from Georgia and left us alone.After the election, Dot was appointed assistant chief of protocol at the State Department. She currently lives in Douglasville, Georgia and serves on the Carter Center Board of Councilors.In person, Dot is a sharp, passionate, approachable, southern charmer. Ark on Lake Lanier A Calling, a Vision, a Place of Peace By Kathleen Boehmig The Ark is a lovely, fourteen-bedroom, twelve-bath, five-acre estate on the shores of Lake Lanier; the result of the vision of Jeff and Alycea Hylton. The largest rental property on the lake, it can accommodate up to forty-five guests in the main house and its three cabins. The house was already a rambling structure; although, when it was originally built in 1942, before Lake Lanier was even in place, it was much smaller. This house, Jeff continues, is like a calling. Its not what we originally imagined. Its as though theres a spiritual aspect to this placelike we were destined to buy it, improve it and add onto it until we felt it was right. In 2008, a fire prompted Jeff and Alycea to move out for nine monthsin the middle of a drought and a market crashand to make major renovations and additions to the main house and the cabins. Jeff, a longtime financial advisor who is known for his practicality, says, Something kept telling us to renovate and add bedrooms. The fire was a blessing in disguise, Alycea says. We were able to incorporate changes to make the house a unique reflection of ourselves. We added amenities, which we enjoy, to make it a place of peacea refuge, a safe-haven. People thought we were crazy to add more bedrooms to an already huge house during a bad economy. Jeff continues, One day, my mother-in-law called me Noahthats when the Ark name clicked. I really did feel like Noah, building something so much bigger than anything we could have imagined. We did have goats, chickens, alpacas and a pony at the time, so the Ark name seemed to be a perfect fit. It has truly become a sanctuary. In 2012, Jeff and Alycea invited eighteen guests from Adventures In Missions to take up residence with them at the Ark for several months. The Hyltons wound up moving out and allowing the missionaries to stay there for awhile longer while waiting for permanent housing to become available. Alycea smiles, We loved hosting them. The property served as a ministering place of sanctuary, sort of clarifying what it was meant to be. After their guests moved out, the Hyltons decided to make the Ark a vacation rental property. The Ark is indeed a beautiful place of peace, with enormous rooms and soaring ceilings. The architecture is lakeside-lodge on a massive scale, with craftsman appointments and stone accents, plenty of space for gatherings or for privacy, and beautiful views from most rooms. Upstairs near the largest master suite is a home theater with luxurious leather seats, which can accommodate sixteen. Original artwork by well-known and local artists grace the walls, including Alycea and Jeffs personal friend, Jonathan Bailey. The Ark is not the place for loud parties and events, Alycea mentions, but we do have a Sonos sound system indoor and out that can be used for soft background music. The Arks location provides something for everyone. Jeff says, Alycea has decorated and furnished the house and cabins beautifully. Hopefully, you have had a plan in place all year long. The most expensive thing in life is income tax, yet most of us do not plan nearly enough to be sure we are paying the least amount as legally possible. We spend a large percentage of our income on tax, and its simple to plan for, but you have to plan. You cannot wait until December, or February or April to plan. That will not work in your favor. Q: What kind of financial planning is important?A: I have always wished clients would have come in before they began their career or began making substantial money. For example, if you are planning to sell a business or start a business, and you tell me after the fact, it may be too late. There are plenty of strategies to minimize tax liabilities, perhaps accept capital gain in a different way or some other like-kind exchange, but when people dont plan, they can be left paying taxes they should not have had to pay. Q: Im just an average person. Do I really need an accountant?A: A lot of people think they are average, or that they do not make enough money to have an accountant, but everyone can benefit from financial/tax planning. Many people are not disciplined enough to save money and plan for retirement. People who think they do not make enough money to need an accountant are usually the ones who most need an accountant. Q: Cant I do some research and set up my own budget?A: Financial advice you find on the internet is not always the best advice for your particular situation or personality. Its like going to a foot doctor when you need a heart doctor. The reality is we all treat and feel differently about money. The plan for you is going to be different than the plan for me, which is going to be different for the next person. I look at the situation and the fiscal personality of the client, then I find the right solution for his or her individual needs. Q: Whats a common mistake people make?A: When people think about finances, they think about income statements. They look at their paycheck, look at their expenses and try to figure out what they can and cannot afford. As a financial person, a balance sheet is much more important. It gives a picture of your assets versus your liabilities. This determines your net worth. You cant retire thinking about your income statement. I help people understand their balance sheet and build their net worth. Q: How do you help with financial planning?A: I have a three-meeting process where we talk about your individual situation; you do homework, and then I tell you what you need to focus on. After that, its maintenance.I believe we all live in our own snow globe. When all these emotions about financial things get going, thats the snow, and you cant see your hand in front of your face. But everyone on the outside of that snow globe can see your situation clearly. Its because the emotions arent there. With the ability to leave emotion out, I can point you in the direction that you need to go without letting you run into the blizzard. Now, the psychology part of that is I can tell you the best thing to do, but if it doesnt fit your priorities, its not the right option for you. Q: My kids are in high school, and I havent saved for college. Is there anything I can do? A: Direct your kids to cost-effective ways to pay for college. Do not encourage them to attend an out-of-state school where they have to pay higher tuition and acquire school debt. Suggest for them to go to a junior college for two years, and then transfer to a university. Or, suggest they go into the military first. I believe the military not only opens doors but also opens minds to what they may want to do in life. Four years, exposure to different careers, and likely some travel, can really help a young person make better long-term decisions for themselves. Q: Is now a good time to refinance my house?A: Probably not. A lot of people refinance their house to save maybe $200 a month. Never mind that they went from 21 years of mortgage payments to 30 years. Never mind they paid $8,000 in closing costs and theyre saving $200 a month. In the end, yes, they are saving $200 a month. They fixed their income statement, but in doing so, they shot themselves in the foot. If they had just kept that 21-year loan and kept paying on it, their balance sheet would have continued to look better and better. And they would have started to build true net worth. My opinion is its never going to be worth refinancing unless you are able to have little-to-no closing costs, drop your rate by at least one point and have a term that is equal to or less than you had before. The Importance of Senior Socialization Explore Your Options By Nathan Brandon So, theres good news and bad news. The good news is that people are living longer than ever before. The bad news is that people are living longer than ever before. If youre over 65, you probably perceive this as good news. The Baby Boomer generation, now aging into the Social-Security-eligible population, has been referred to as the pig in the python by those who track population trends. Suddenly, the percentage of our population ages 65 and older has exploded. Medical advances and leading a healthier lifestyle make it possible to live a longer, more productive life. Whats the bad news? Many parents are asking their children to never put them anywhere and to promise that they will always keep them in their own homes. In fact, many parents declare, The only way Im leaving my home is feet first, after Im dead. Well, now we have a problem. The senior is making family members promise something that may not be possible, and sometimes, it creates the most detrimental situation. Consider several scenarios when a senior insists on staying in their own home: Social isolation occurs when the older adult is no longer able to participate in activities that provide interaction and stimulation. Social isolation can lead to more rapid mental decline because of the cocooning environment where community affairs are no longer accessible. It no longer matters what day of the week it might be or whether balanced meals are prepared and eaten. The isolation increases over time, and the health declines for the senior adult. Elder abuse is more likely because of the trusting nature of many seniors. Without watchful oversight, those who may be hired to be companions for seniors often end up violating that trust. What starts out as a simple expectation of companionship evolves into opportunities to take advantage of the senior. Trust is abused, and caregivers can become predators. Relationships may be developed that are harmful for the senior and make it difficult for families to protect their loved ones. Caregivers or family members can end up socially isolated themselves because of the care demands of the senior. The day-to-day care sometimes increases to a point where the caregiver has no time for their own personal pursuits. Relationships with friends and family are strained and sometimes neglected. Two people are now affected negatively when the intention was to provide the very best care for a loved one. There are more options now than ever before for the aging population. The misconception of many seniors is that the only alternative to their staying in their home is a nursing home environment, where skilled nursing care is the norm. Nothing could be further from the truth. Communities now exist that address every aspect of a seniors life in a healthy and productive way. Seniors have the option of having their freedom with a balance of oversight that provides peace-of-mind for their families. Elder care can be provided for as few as five or six in personal care homes to hundreds in assisted living and continuing care communities. These communities provide the support and care that is needed to live a productive, enjoyable lifestyle. Good nutrition, social programming, proper hydration and watchful oversight create an atmosphere where seniors can thrive. If for some reason families choose not to consider these types of communities, there are social service agencies in each municipality that provide opportunities for social interaction and nutrition. Typically, senior centers are within driving distance to help provide social opportunities for seniors at a reasonable cost. Funding through the Older Americans Act provides Area Agency on Aging offices around each state to distribute funds for the support of families needing assistance. These agencies provide a range of services that help to allow seniors to safely stay in their homes for as long as possible. Meals on Wheels, homemaker services, case managers, information services and activities in local centers provide invaluable services. So, what started out as a promise made in good faith to a loved one, became an edict that can have negative consequences for all involved. Before any assurances or promises are made, it would be wise to explore all possible alternatives. Its difficult enough for a child to become the decision maker for their parents without the added guilt of a broken promise. Choices become necessary for the health and safety of the senior, which may often require that preferences for in-home aging take a backseat. Knowing all available options removes the doubt that a good decision has been made. Artist Profile: Lorra Kurtz Mixed-Media Artist: The Whole Ball of Wax By Brandi Price Lorra Kurtz was originally planted in Texas, but lucky for us, shes bloomed in Georgia. After a career in business, Lorra transitioned into the artistic world by interior design. At ADAC, a design center, Lorra channeled her creativity into high-end furniture showrooms. After having twin sons, Lorra plunged deeper into art out of necessity. She made handmade cards and scrapbooked, but she found her passion in painting classes. She soon found success submitting her work to juried art shows. Lorra is thankful for the combination of luck and hard work that has enabled her to do what makes her soul happy. Her tranquil and whimsical mixed-media pieces have found homes with collectors in the southeast. Once Lorra began taking painting classes, she never stopped. She found that she preferred acrylic painting because of its flexibility. At a local weekend workshop, Lorra fell in love with the ancient encaustic tradition of painting in wax. Encaustic was immediately intriguing with its layering ability and surprises. Lorra gathered her supplies, began reading and experimenting and continued engaging in workshops to build her knowledge. Lorras paintings now have a wonderful textural quality. In both acrylic and wax mediums, she incorporates many materials including papers, fabric, charcoal, India inks, oil pastels and pencils. Lorras inspiration is expansive, but a recurrent theme in her work is the spirit of her father, which is revealed in the form of hummingbirds. At her parents retirement home on the lake, the porch housed several hummingbird feeders, which her father always kept full. Her first hummingbird painting was quickly sold at the juried show at Trinity Spotlight on Art. After this, one of Lorras greatest artistic accomplishments was when Donna Krueger invited her to show her work at dk Gallery in Marietta. Lorras work also appears in High Country Arts and Antiques in Blue Ridge and in the dk2 Gallery in Homewood, Alabama. Currently, Lorra is preparing for a solo show in Richmond, Virginia, where she was invited for a two-month engagement. Lorra advises artists to put themselves out there, experiment, and be open to the world around them for inspiration. She says, Were all responding to the environment were in. Art is a response to where we live, how we live, for today. Lorra believes in painting every day, taking inspirational workshops, having a social media platform and being part of a creative artist community in which to learn and grow. Book Review: Talking As Fast As I Can By Jessica Asbell Its likely that you know Lauren Graham from her role in Gilmore Girls or Parenthood. Her book, Talking as Fast as I Can, boasts the tag line: From Gilmore Girls to Gilmore Girls and everything in between. Throughout her book, youll find Lorelai Gilmores wisecracking sense of humor. But youll also find Lauren Graham, the actress who connected with her role so well that she felt like she brought the character to life. Talking as Fast as I Can is an ode to Gilmore Girls and the magical years she spent on that set, years of fast-paced talking (hence the title), long hours and falling in love with the town of Stars Hollow. Reading Talking as Fast as I Can feels like sitting down for coffee with Lauren and catching up while she tells you anecdotes from her time on set with Gilmore Girls and Parenthood. She shares the wisdom she has learned over her years of working in Hollywood. She talks about the importance of being comfortable with yourself and remaining true to who you are. By far, one of the best things about Talking as Fast as I Can is the gratitude radiating from it. Lauren Graham is grateful to have been a part of Gilmore Girls, Parenthood and Gilmore Girls (Part 2). In a time when it seems as if people take a lot of things for granted, Lauren recognizes that she is lucky to have been part of these shows. Artist Profile: Deborah Tidwell Art Imitating Life By Natalie del Valle Painting is one of the many art forms that can capture the beauty of the surrounding world, but it takes a truly talented painter to see the moments worth bringing to life. Georgia painter Deborah Tidwell is an expert at spotting and capturing perfect images with oil paints, a brush and a canvas. My inspiration comes from the life around me, she says. Deborah Tidwells passion for art has always been a part of her life. She had a desire to create from a very early age. Perhaps its a part of my genes! My passion for art has just always been in me, she says. Although Deborah dabbled in art her whole life, it wasnt until recently that she was truly able to explore her talents. I had a degree in marketing from Georgia State University, but in 2003, I decided to quit my marketing job to go into real estate. Within the next four weeks, I found out I was pregnant. This was my opportunity to be a stay-at-home mom and devote my spare time to art, she says. In the months after she left her job, Deborah busied herself by taking painting and advanced art classes at the University of South Carolina- Aiken until her son was born. To this day, she still does what she loves. My sunroom is my studio. It provides fabulous lighting with its two sky lights, she says. She often spends four days a week, six hours each day, devoted to her artwork, and depending on the size and complexity of her paintings, it can take six to eight weeks to create a 36 x 48 painting. I like to create a larger piece about every two or three months. It just depends on my upcoming shows, commissions and motivation, she says.Working from photographs, Deborah will look through hundreds of photos until she finds one that jumps out at her. The most important part of my process is choosing the image. For example, I was recently at a wedding, and the flower girl stopped to pick up some of the petals. The lighting and image was perfect. I snapped a few pictures of her, and I will eventually make those photographs into a painting, she says. Her keen eye for the prefect image has won her several awards over the years, including some national recognition. Being able to enter shows, win awards and sell some of my paintings has been a big accomplishment. Im always humbled when I receive recognition for my paintings, she says. Abiding Calm has received numerous awards and stands as Deborah Tidwells favorite painting yet, only rivaled by Barefoot and Pregnant, which has also gotten favorable acknowledgement in the art community. I strongly encourage others to try their hand at art. Creating art is about your enjoyment. If it becomes more, wonderful; if it doesnt, you still get the pleasure of unleashing your creative side, which is just as rewarding, Deborah says.

To really learn about an area, you need to hear the stories about the places, events and, most importantly, the people who shaped and built it.Larry Cavender continues telling the story of Ball Ground in the follow-up to his 2015 release, A Patchwork Quilt. His new book, Another Patchwork Quilt, is a fascinating collection of articles and photographs, some never before published, that brings Ball Grounds history to life for his readers.
